Property Management begins with diagnosing the condition of the home and delivering a move-in ready product. The quality tenant demands above standard living conditions. Delivering the right tenant for the property requires intense screening and character analysis. A considerable amount of communication is necessary to match the needs of the owner with the desires of a tenant. Once a mutual understanding is met, then the property manager must maintain that relationship in a way that delivers on the promises made by the owner to the tenant. Using the systems that we have in place, we keep discrepancies and complications to a minimum.

One of the most memorable investments/ management deals included purchasing a four unit apartment building located near the Atlanta Beltline that epitomizes the new walkable urbanism concept. In order to secure the purchase, we held a round of investments that included superior investor relations. The process began with completing the entire dispossessory process to evict a squatter who ran the property into the ground. After demolition, we solicited bids from various subcontractors and began pulling the required permits. Once all bids were reviewed and a complete budget analysis was completed, all construction began. With our on-site project managers, we ensured that the work being done maintained our exceptional expectations. Once the work was completed, our Property Management team screened and interviewed prospective applicants. This quadraplex is currently 100% occupied with long term leases in place.
